As this is a highly distressed property I think that due to the investment required my me 20% would be reasonable. But I understand that might sick in the throat so I would settle at 10% - that said I would do everything I can to mitigate that, transferring to the buyer’s side…,

If you can find someone willing to buy the land for around £3m I think both secured creditors would be delighted, and a commission could be paid. What sort of percentage did you have in mind? I will need to liaise with the other secured creditor to make a proposal and see if they are in agreement.
